Rezoning for large townhouse development to come before city

The timing for rezoning decisions to pave the way for a 71-unit townhouse development on Monticello Highway should come in the next couple of weeks.

On Monday, March 13, at 6 p.m. at The Hut on West Marion Street, the City of Eatonton’s planning and zoning commission will take up two rezoning requests from Mathers Meats for R-3 (planned development) on nearly 27 acres. (The term “planned development” signals down-the-road negotiations on details suitable to both the city and the developer.)

Rick McAllister, of McAllister Site Consulting in Athens, will serve as the agent for Mathers Meats and is considered the site’s developer. Financing reportedly will come from an Atlanta investment group.

A week later, at its usual 7 p.m. Monday, March 20, mid-month meeting, held in the county administrative building, the city council will act on the planning and zoning commission’s recommendation.

The city zoning ordinance mirrors the county’s in many – but not all – ways, and the city contracts with the county for staff time to administer the city’s ordinance.

The rezoning requests may be crucial for the developer’s interests, but represent only the beginning of the construction process, according to Courtney Andrews, the county’s assistant director for planning and zoning. More detailed plans for topics like parking, building locations, sizes, and utilities would be hammered out between the developer and the technical review committee under the county’s P&Z department.

The rezoning requests leave open a second-stage possibility for condominiums, apartments, or single-family residences on any remaining acreage, she said.

The two tracts (0.95 acres and 25.7 acres) have a relatively narrow road frontage but extend southward for nearly a quarter mile.
